Why the First 72 Hours Matter
When that posting message lands, the clock starts ticking. Military families who act quickly and strategically in the first three days consistently get better outcomes — better pricing, smoother closings, and less stress. This plan gives you a clear, step-by-step checklist so nothing falls through the cracks.
The Goal: By the end of 72 hours, you'll have your selling strategy locked in, your home prep underway, and your timeline synced with your posting dates — before most sellers even pick up the phone.
Hours 0–12 Recon & Assessment
- Call me. Seriously — that's step one. I'll give you an honest market snapshot and walk you through what to expect. (902) 840-3599
- Pull your posting details together: reporting date, HHT window, any flexibility on dates.
- Review your IRP entitlements. Know what your relocation benefits cover for selling expenses. I'll help you navigate this.
- Gather your documents: deed, mortgage details, recent tax assessment, any renovation receipts.
- Walk through your home with fresh eyes. Note anything that needs attention — I'll refine this list when I visit.
Hours 12–36 Strategy & Preparation
- Home assessment with me. I'll do a thorough walkthrough and give you a realistic, strategic pricing recommendation — not a fantasy number.
- Net sheet review. I'll prepare a detailed breakdown of your expected proceeds so there are zero surprises.
- Timeline mapping. We'll align your listing date, showing schedule, and closing date with your posting and HHT deadlines.
- Quick-win prep list. I'll give you a prioritized list of low-cost, high-impact improvements. Think: declutter, clean, touch-up paint — not renovations.
- Photography & marketing plan. We'll schedule professional photos and finalize the marketing strategy.
Hours 36–72 Launch Sequence
- Execute your prep list. Focus on the top 5 items I flagged — these move the needle most.
- Professional photos taken. Clean, bright, and staged to show your home at its best.
- Listing goes live (or is staged to launch on the optimal day for your market).
- Marketing deployed: MLS, social media, targeted outreach to my buyer network and relocation contacts.
- Showing strategy confirmed. We'll decide on open house timing, lockbox access, and feedback protocols.

After the First 72 Hours
Once we're live, I manage everything: showing feedback, offer negotiations, inspection coordination, and closing logistics. You focus on your family and your move — I'll handle the rest.
