This guide is designed to walk you through every critical step of buying a home during a military relocation, specifically in the Annapolis Valley near 14 Wing Greenwood. No fluff, just practical steps you can action right away.
Step 1: Understand Your IRP Entitlements
Your Integrated Relocation Program (IRP) benefits are valuable — but they come with timelines and conditions that can catch you off guard if you're not prepared.
Key things to know:
- House Hunting Trip (HHT): You're typically entitled to one trip to your new posting location. Make it count by scheduling viewings in advance.
- Real Estate & Legal Fees: Many costs are covered or partially reimbursed — but only if you follow the correct process.
- Temporary Accommodation: Know how many days you're covered for and plan accordingly.
- New Mobility Allowance (Effective April 1, 2026): The Posting Allowance is being replaced with a move-based allowance: $13,500 for moves 1–3, $20,250 for moves 4–6, and $27,000 for moves 7+. All qualifying moves before April 1 count toward your total.
New Mobility Allowance — Effective April 1, 2026
The old Posting Allowance is being replaced by a new Mobility Allowance that rewards your move history rather than rank or salary. This is a significant change — and it works in your favour if you've moved before.
- Moves 1–3: $13,500 per move
- Moves 4–6: $20,250 per move
- Moves 7+: $27,000 per move
Important details:
- Past moves count: All qualifying moves made before April 1, 2026 count toward your total. Fill out the new attestation form (DND 6129) to confirm your move history.
- No trained status required: Unlike the old policy, recently enrolled members authorized to move household goods are eligible.
- Service couples: If moving together, each member typically receives 50% of their individual entitlement.
- Imposed Restriction (IR): Members on IR receive half the allowance (e.g., $6,750 for a first move) alongside other IR-specific benefits.
Separation Expense (SE) Enhancements
Serving away from your dependents? Additional monthly components have been added:
- Transportation: $350/month
- Miscellaneous Living: $200/month (internet, cable, etc.)
- Food: Daily amount or free rations at a local dining hall
Administrative Changes
- BGRS is now Sirva: The relocation program is administered under the Sirva brand. Use the new portal at services.sirva.ca for moves initiated after September 2025.
- CFHD Adjustments: Canadian Forces Housing Differential rates are reviewed annually. With general pay raises, some members may see a CFHD decrease on July 1, 2026, to reflect higher base salaries.

Quick neighbourhood guide:
- Greenwood/Kingston: Closest to base. Great for families who want a short commute and strong military community.
- Middleton: Charming downtown, good schools, 10 minutes to base.
- Kentville: Larger town with more amenities, restaurants, and services. 25 minutes to base.
- Wolfville: University town with a vibrant food and arts scene. 35 minutes to base.
- Berwick: Quiet, affordable, and family-friendly. 15 minutes to base.
Step 4: Make Your HHT Count
Your House Hunting Trip is limited, so preparation is everything.
Before you arrive:
- Share your must-haves and deal-breakers with me in advance
- Get pre-approved so you can make an offer on the spot if needed
- Research neighbourhoods online — but trust my local knowledge
During your trip:
- Use your Buyer Tour Package — I prepare one for every tour with all the listings, photos, and space for your notes on each property so nothing gets lost after a full day of viewings
- Drive the neighbourhoods at different times of day
- Visit schools if you have children

Step 5: Navigate the Offer Process
In a competitive market, being prepared to move quickly is essential. But moving fast doesn't mean cutting corners — I make sure every condition is in place to protect you.
- Conditions: We always include the conditions you need — home inspection, financing, insurance, water testing, septic inspection, and property disclosures. I walk you through every one so you understand what you're signing.
