2. Kingston / Greenwood — The Base Hub
5–10 min to 14 Wing
This is where most military families settle, and for good reason. You're minutes from the gate, close to all base amenities, and surrounded by everything you need day-to-day.
What You'll Find
- Housing: Single-family homes in a mix of PMQ-era homes, newer builds, and established family neighbourhoods.
- Schools: Kingston & District School (K–5), Pine Ridge Middle School (6–8), West Kings District High (9–12) — all within easy reach.
- Amenities: 14 Wing Community Centre, Greenwood Mall, grocery stores, Tim Hortons, CANEX, base gym and pool.
- Feel: Convenient, family-friendly, close-knit. If you want a short commute and community support, this is your spot.
PMQ vs. Private Housing
- PMQs (Residential Housing Units): Managed by CFHA. Rent is set nationally. No equity. Waitlists can be long during posting season.
- Private housing: You build equity. You choose your neighbourhood. You keep the value when you sell. In most cases, buying private is the better financial move — especially if you're posted for 3+ years.

3. Middleton / Berwick — The Lateral & Retirement Sweet Spot
15–25 min to 14 Wing
Middleton and Berwick offer a small-town feel with everything you need within walking distance. These are popular for families who want more space, retirees, and people making a lateral move.
What You'll Find
- Housing: Larger lots, heritage homes, and newer builds. Price-per-square-foot is often lower than Kingston/Greenwood.
- Schools: Middleton Regional High, Berwick & District School, and several elementary options.
- Amenities: Middleton has a hospital, restaurants, and shops along Commercial Street. Berwick is known for its apple orchards, farmers' market, and family-friendly events.
- Feel: Quieter, more rural, strong community. Great for families who don't mind a 15–20 minute drive and want a bigger property.
Karen's Take: If you're retiring from the military or looking for more house for your money, Middleton and Berwick should be on your shortlist. The value here is exceptional.
4. Wolfville / Kentville — The Lifestyle & Education Corridor
35–50 min to 14 Wing
Wolfville is a university town (Acadia) with a vibrant food scene, cultural events, and walkable charm. Kentville is the county seat — more services, more options, slightly more urban.
What You'll Find
- Housing: Wide range — from downtown heritage homes in Wolfville to larger properties on the outskirts of Kentville. Wolfville generally commands higher prices due to demand.
- Schools: Wolfville School (K–5), Horton High (6–12) in Greenwich, and several Kentville-area schools.
- Amenities: Acadia University, Wolfville Farmers' Market, wineries (Lightfoot & Wolfville, Luckett Vineyards), hiking trails, downtown dining. Kentville has the Valley Regional Hospital, courthouses, and retail.
- Feel: Wolfville is artsy, walkable, and foodie-friendly. Kentville is practical and well-serviced. Both offer excellent quality of life — if you don't mind the commute.
Karen's Take: Wolfville and Kentville are perfect if lifestyle and education are top priorities and you're willing to trade commute time for character. I've placed families here who never looked back.
5. Aylesford / Auburn / Wilmot — The In-Between
10–20 min to 14 Wing
These smaller communities between Greenwood and Kentville offer rural properties with easy base access.
- Housing: Acreages, hobby farms, and affordable family homes. Great for buyers who want land.
- Schools: Depending on exact location — Kingston, Middleton, or Kentville schools.
- Feel: Rural, private, peaceful. Perfect for families who want space and don't need to be in town.
6. How to Choose: Key Questions
- How long is your posting? If 2–3 years, staying close to base (Kingston/Greenwood) maximizes convenience. If longer, you might enjoy the lifestyle further afield.
- Do you have school-aged kids? School zone matters — I'll help you match neighbourhoods to the right schools.
- What's your daily commute tolerance? Some families love the quiet of Middleton and don't mind 20 minutes. Others want to walk to work.
- Are you buying or renting? Buying in any of these communities builds equity. Renting is scarce and competitive in the Valley.
- What matters most for your lifestyle? Trails, wineries, and restaurants? Wolfville. Close to base and family activities? Kingston. Space and quiet? Aylesford.
