Wondering if 2026 is the right time to buy a home in the Annapolis Valley? Get the latest market insights.

As a REALTOR® with over two decades of experience here in the Annapolis Valley, I get this question all the time: "Karen, is now a good time to buy?" While I can't predict the future – no one can – I can give you a very clear picture of what's happening in the Annapolis Valley real estate market right now in 2026, and help you make an informed decision based on your personal circumstances.

Let's cut right to it.

The Current State of the Annapolis Valley Real Estate Market (2026)

The Annapolis Valley, from the bustling communities around 14 Wing Greenwood to the charming towns of Wolfville and Kentville, continues to be a highly desirable place to live. And for good reason! We offer a fantastic quality of life, beautiful scenery, and a strong sense of community. This demand is a significant factor in our local market.

Here’s what I'm seeing on the ground:

Inventory Levels & Buyer Competition

* Still a Seller's Market, but Shifting: While we're not seeing the intense bidding wars of a few years ago, inventory remains relatively tight in many areas. This means that well-priced, well-maintained homes are still attracting significant attention, often leading to multiple offers, especially in the most sought-after towns like Wolfville, Kentville, and even around Greenwood, Kingston, and Middleton.

* Increased Days on Market: Homes are staying on the market a little longer than in the peak frenzy. This can be good news for buyers, as it might give you more time to consider options and potentially negotiate. However, desirable properties still move quickly.

Greenwood NS Housing Prices & Kings County Home Values

* Steady Appreciation: We haven't seen a dramatic drop in prices across the board. Instead, we're experiencing a more stabilized, yet still upward trend in Kings County home values. This reflects the sustained demand and the intrinsic value of living in this region.

* Location, Location, Location: Housing prices can vary significantly even within a few kilometers. For instance, a home in a specific neighbourhood in New Minas or Coldbrook might command a different price point than a similar home in Berwick or a more rural setting.

* Specific Pockets of Growth: Communities like Greenwood, due to the consistent influx of military families from 14 Wing, often see stable demand. Wolfville, with its university draw, maintains premium pricing. It's crucial to look at hyper-local data rather than broad averages.

Interest Rates

* Stabilized, But Still a Factor: While the dramatic hikes seem to be behind us for now, interest rates are still higher than they were a few years ago. This directly impacts affordability and your purchasing power. It’s essential to get pre-approved and understand exactly what you can comfortably afford before you start looking.

So, Is NOW a Good Time to Buy? Let's Break It Down by Buyer Type.

For First-Time Buyers

This can feel daunting, but it's absolutely achievable. Opportunities exist if you're prepared.

* Advantages: Less intense competition than in previous years, which means you might not have to waive all conditions. Plus, the federal government's First Home Savings Account (FHSA) launched last year and is a game-changer, allowing you to save up to $8,000 annually (total $40,000 lifetime) tax-free for your first home. You can also combine this with the Home Buyers' Plan (HBP) to withdraw up to $35,000 from your RRSPs. That's a significant down payment boost!

* Challenges: Affordability is still a concern, especially with current interest rates. You need a solid down payment, and understanding all your closing costs is critical.

* My Advice: Focus on getting pre-approved and maximizing your FHSA contributions. Consider properties that might need a little cosmetic work – this can be your entry point into the market. Don't be afraid to look in slightly less central areas like Middleton or Berwick for better value.

For Military Relocations (14 Wing Greenwood)

Welcome! I specialize in helping military families navigate the unique aspects of a posting to 14 Wing Greenwood.

* Advantages: The IRP (Integrated Relocation Program) provides excellent support, and the market around Greenwood, Kingston, and Middleton is generally stable. Understanding how your personalized IRP funding works is key.

* Challenges: The posting season can create a surge in demand, so being prepared and acting quickly is important. Understanding school districts and specific base regulations is also essential. The IRP rules updated on April 1, 2026, which may affect some allowances and processes, so staying current on those changes is a must.

* My Advice: Get in touch with me as early as possible. We can set up market alerts, discuss your specific needs (schools, commute), and have a strategy ready for when your HHT (House Hunting Trip) window opens. Don't underestimate the value of local expertise when dealing with IRP.

For Downsizing/Right-Sizing Buyers

You're likely sitting on significant equity, which puts you in a strong position.

* Advantages: Your equity provides a substantial down payment, potentially reducing your mortgage or even allowing for a cash purchase. Smaller, more efficient homes, like bungalows, continue to be in demand, and we have many great options in the Valley.

* Challenges: Timing the sale of your current home with the purchase of your next can be tricky, especially if you're looking for something very specific. The cost of carrying two homes, even for a short period, needs to be considered.

* My Advice: Let's discuss a "buy first, sell second" or "sell first, buy second" strategy based on the current market and your financial comfort. If you have a specific type of home in mind, we might need to be patient. I can help you understand the true value of your current Kings County home and how that translates into your next purchase.

For Investment Buyers

The Annapolis Valley can offer good opportunities for investors, but careful analysis is crucial in 2026.

* Advantages: Consistent demand for rentals in university towns like Wolfville and areas with steady employment like Greenwood and Kentville. Property values show long-term stability.

* Challenges: Higher interest rates impact cash flow. Provincial and federal rental regulations are continually evolving, and you need to be aware of your responsibilities as a landlord. Finding a property that both appreciates well and generates positive cash flow requires diligent research.

* My Advice: We need to do a thorough financial analysis. What are the average rents in the area you're considering? What are the typical vacancy rates? Factor in property management, repairs, and taxes. I can help you identify areas with strong rental demand relative to purchase price.

What You Should Do NEXT (Regardless of Buyer Type)

1. Get Your Finances in Order: This is non-negotiable. Talk to a mortgage specialist before you start looking. Understand your budget, your debt-to-income ratio, and what your monthly payments will look like with current interest rates. This is the first and most critical step.

2. Define Your Needs AND Wants: Make a list. What are your absolute must-haves? ("3 bedrooms," "attached garage," "close to Greenwood"). What are your wants? ("waterfront view," "large yard"). This helps us narrow down the search and prevents wasted time.

3. Understand Your Local Market: The Annapolis Valley is diverse. Kings County home values can differ. A home in Kingston is not the same as a home in Kentville. I provide detailed, localized market data so you know what to expect.

4. Be Patient, But Prepared to Act: The market isn't as frantic, but good homes at fair prices still don't last long. Have your pre-approval ready, and be prepared to view properties quickly.

My Final Thoughts

The question "Is now a good time to buy?" is less about the exact date on the calendar and more about your readiness, your financial position, and your goals. While the Annapolis Valley real estate market in 2026 presents its own set of conditions – some challenging, some advantageous – opportunities are definitely there for well-prepared buyers.
