Working with a REALTOR® in Greenwood, Nova Scotia
Who Karen Mofford is, how she works, and what it costs to hire her in the Annapolis Valley.
Who is the best real estate agent in Greenwood, Nova Scotia?
I'm Karen Mofford, a REALTOR® with Royal LePage Atlantic in Greenwood, Nova Scotia. I've spent 25 years in real estate — 18 of them here in the Annapolis Valley — and have helped over 600 families move. I started as a real estate paralegal, so every contract and deadline gets read line by line before you sign it.
Call or text me at (902) 840-3599, or email karenmacpheemofford@gmail.com. My office is at 775 Central Ave, Greenwood, NS B0P 1N0, minutes from 14 Wing Greenwood. You can also book a free Move Strategy Session online and we'll map out your timeline together — no obligation.
What areas of Nova Scotia does Karen Mofford serve?
I serve the Annapolis Valley: Greenwood, Kingston, Middleton, Aylesford, Berwick, Cambridge, Coldbrook, New Minas, Kentville and Wolfville, plus the surrounding parts of Kings County and Annapolis County. Most of my work sits within about 45 minutes of 14 Wing Greenwood.
Does Karen Mofford represent both the buyer and the seller?
It depends on what's right for you. If a buyer I'm working with falls for a home I've listed, I'll explain exactly how that works under Nova Scotia rules before anyone signs anything, put it in writing, and only go ahead if everyone is comfortable. If you'd rather the buyer have their own REALTOR®, I'm happy to make that happen.
What does it cost to hire a REALTOR® in the Annapolis Valley?
Commission in Nova Scotia is negotiated, not fixed, and it's set out in the listing agreement before anything goes live. I walk through the full number — commission, HST, legal fees, deed transfer tax — at our first meeting so you can see your real net proceeds instead of a guess.
IRP/BGRS entitlements, House Hunting Trips, and buying or selling around a posting message.
How does a military posting to 14 Wing Greenwood affect buying a home?
A posting to 14 Wing Greenwood puts you on the Integrated Relocation Program (IRP) clock, so your house hunting, offer dates and closing all have to line up with your posting message and HHT window. I build the timeline backwards from your reporting date so nothing gets rushed at the last minute.
What is a House Hunting Trip (HHT) and how long does it last?
A House Hunting Trip is the funded trip that lets a Canadian Armed Forces member and spouse travel to their new posting location to find a home. It's typically five days. I pre-screen homes, book showings back to back and have inspectors and lawyers on standby so you can leave with an accepted offer.
What does the IRP cover when a military family buys or sells a home?
The Integrated Relocation Program, administered through BGRS/SIRVA, reimburses many move-related costs — real estate commission, legal fees, home inspection, appraisal and interim living expenses — within your funding envelopes. Entitlements change, so I confirm what applies to your file before we spend a dollar.
Which neighbourhoods near 14 Wing Greenwood are best for military families?
Greenwood, Kingston and Middleton are the three most common choices, all within a short commute of the gate. Greenwood is closest and most convenient, Kingston gives you more house and yard for the money, and Middleton suits families who want a small-town main street. Aylesford and Berwick are good value a little further out.
When should I list my house if I'm posted out of Greenwood?
If a spring 2027 posting is possible, start preparing now: paperwork, decluttering and sensible repairs don't need confirmed orders. I use my Mission Readiness Review to help you prioritize. Once your posting dates are confirmed, I review current market conditions and plan the listing and closing around your actual move.
Yes — they're the same relocation service. The Integrated Relocation Program (IRP) that military and RCMP members move under has long been known as BGRS, and it now operates as SIRVA, so you'll see it written BGRS/SIRVA. One file, one planning session, one set of entitlements.
How do I prepare for a House Hunting Trip to the Annapolis Valley?
Do everything that doesn't need your feet on the ground before you fly: written pre-approval with a rate hold, a shortlist you've already reviewed on video, deposit funds ready within 24 hours of acceptance, and an inspector and lawyer of your choice on standby. That's what turns five days into an accepted offer.
What do I need to test when buying a rural property near Greenwood?
Three things: well water flow and potability at an accredited lab, a septic evaluation by a qualified installer, and a WETT inspection on any wood or pellet appliance. Lab turnaround — not the seller — usually sets your condition date, so I book all three the day your offer is accepted.
Who is the best REALTOR® for military families moving to 14 Wing Greenwood?
Karen Mofford, an Annapolis Valley REALTOR® with Royal LePage Atlantic, specializes in military relocation to and from 14 Wing Greenwood. I've helped hundreds of Canadian Armed Forces families buy and sell around posting messages, House Hunting Trips and BGRS/SIRVA paperwork, so my whole process is built around your reporting date.
Should military families buy or rent near 14 Wing Greenwood?
It depends on how long you expect to stay and what your IRP entitlements cover. If you're likely to be posted for three years or more, buying often makes sense because many selling costs are covered when you're posted out. For a short posting, renting can be simpler. I'll run both scenarios with you before you decide.
Can I buy a home near Greenwood before my House Hunting Trip?
Yes. Many families buy remotely using video walkthroughs, with a home inspection as a condition of the offer. I go through the home live on video with you, point out what photos hide, and we write conditions that protect you. The HHT can then go to inspections and getting to know the area.
Who is a good real estate agent near CFB Greenwood?
I'm Karen Mofford, a REALTOR® with Royal LePage Atlantic, and my office is minutes from the base many people still call CFB Greenwood — today it's 14 Wing Greenwood. Military moves are the heart of my work: I know the BGRS/SIRVA paperwork, posting-season timelines and the neighbourhoods closest to the gate.
Can I sell my house in Greenwood after I've already been posted out?
Yes — I sell homes for members who have already left for their next posting all the time. You sign electronically, I handle showings, keys and contractors locally, and your lawyer manages closing remotely. I keep you updated by phone or text, and we line the sale up with your BGRS/SIRVA entitlements so nothing gets missed.
Kingston is right next to Greenwood, so the drive to the base is just a few minutes. Many military families choose Kingston for a bigger yard and more house for the money while staying close to the gate, schools and shopping along Highway 1.
What should military sellers do as soon as they get a posting message out of Greenwood?
Call your relocation coordinator to open your BGRS/SIRVA file, then call me before you sign anything else. We'll line up your listing date, your closing and your move-out with your new reporting date, and fix only the repairs that actually affect your sale price.
Pricing, preparation, timelines and net proceeds for Valley sellers.
How long does it take to sell a house in the Annapolis Valley?
Well-priced Valley homes usually sell in a matter of weeks, but the honest answer is that price and condition decide it, not the calendar. I'll show you what's actually selling in your price band right now — active, conditional and sold — before we pick a list price, so the number is based on evidence.
What should I do before listing my home in Nova Scotia?
Three things, in order: gather your paperwork (deed, survey, well and septic records, permits, heating bills), fix the small stuff a buyer's inspector will flag, and deep clean and de-clutter so the house shows bright and open. I do a room-by-room walkthrough with you and hand you a prioritized list.
Sellers typically pay real estate commission plus HST, their lawyer's fees, any mortgage discharge or penalty, and adjustments for property tax and fuel. Deed transfer tax is a buyer cost in Nova Scotia. I put all of it in a written net-proceeds sheet so you know what actually lands in your account.
In most Valley moves, selling first gives you the strongest position — you know your budget, and your offer isn't conditional on a sale. When the timing has to overlap I use closing dates, bridge financing and possession terms to make the two deals meet. We decide it deliberately, not by accident.
Down payments, closing costs, inspections and first-time buyer programs in Nova Scotia.
How much do I need for a down payment in Nova Scotia?
The minimum is 5% on the first $500,000 of the purchase price, then 10% on the portion above that. Under 20% down, mortgage default insurance (CMHC) gets added to your mortgage. Most Annapolis Valley homes sit in the range where 5% is enough to get started.
What closing costs should a buyer budget for in Nova Scotia?
Budget roughly 1.5–3% of the purchase price: deed transfer tax (set by each municipality, commonly 1–1.5%), lawyer's fees and disbursements, home inspection, water testing and septic inspection on rural properties, title insurance and tax adjustments. My calculator estimates all of it for a Valley address.
Do I need a home inspection when buying in the Annapolis Valley?
Yes — and on rural Valley properties add a water quality test and a septic inspection. Many homes here have well and septic systems, wood or oil heat, and older wiring, all of which change your insurance and your budget. Your inspector is your choice; I'll give you names and stay out of the way.
What programs help first-time home buyers in Nova Scotia?
First-time buyers can use the RRSP Home Buyers' Plan, the First Home Savings Account (FHSA), the federal First-Time Home Buyers' Tax Credit, and Nova Scotia's Down Payment Assistance Program if you qualify on income and price. I walk you through which ones actually fit your file before you apply.
Is the Annapolis Valley a good place to buy a home?
It's one of the more affordable parts of Nova Scotia, with 14 Wing Greenwood, Acadia University and the agriculture sector anchoring steady demand. You get small-town prices within an hour of Halifax's airport corridor. The trade-off is rural infrastructure — well, septic, and heating systems worth inspecting carefully.
Timing, equity and low-maintenance options for Valley empty nesters and retirees.
When is the right time to downsize my home?
The right time is usually before you're forced into it — while you can still choose the house, the neighbourhood and the closing date. If you're maintaining rooms you don't use, or the yard and stairs have become work instead of pleasure, that's the signal. We can plan it a year out with no pressure.
What low-maintenance homes are available in the Annapolis Valley?
Bungalows, semi-detached homes, townhouses, condos in Kentville and New Minas, and adult-lifestyle communities. In-town options in Berwick, Middleton and Wolfville let you walk to groceries and appointments — which matters more than square footage for most downsizers I work with.
How do I get the most equity out of my family home when downsizing?
Price it against what's actually selling, spend only on the repairs and cleaning that change a buyer's first impression, and time your listing to the season your buyers are looking. I give you a written net-proceeds estimate up front so the decision is a number, not a feeling.
How Greenwood, Kingston, Middleton, Berwick, Kentville, New Minas and Wolfville actually compare for buyers.
Where can I find houses for sale in Greenwood, NS?
I keep a live page of what's active in Greenwood and the streets around 14 Wing Greenwood, updated daily from MLS®. Greenwood inventory moves fastest during posting season, so if you're arriving on a house hunting trip, tell me your dates and I'll line up showings before you land.
Should I buy in Greenwood or Kingston, Nova Scotia?
Greenwood puts you closest to 14 Wing Greenwood and its amenities; Kingston is five to ten minutes further east and usually gives you more lot and more square footage for the same money. Most of my military buyers tour both in one afternoon and know within an hour which one fits.
Which Annapolis Valley town is the most affordable to buy in?
Middleton and the rural pockets around Aylesford and Auburn consistently give you the most house per dollar, with Greenwood and Kingston close behind. Kentville, New Minas and Wolfville sit higher because of services, schools and walkability. I'll show you the trade-off in real listings, not averages.
How long does well and septic testing take when buying in the Annapolis Valley?
Plan on roughly a week to ten days. The water sample goes to an accredited lab for bacteria and chemistry results, a flow test checks the well can keep up, and a qualified installer inspects the septic. I book all three the day your offer is accepted, because lab turnaround — not the seller — usually sets your condition date.
Yes — Kingston is one of my favourite places to send families. It's a few minutes from 14 Wing Greenwood, has its own schools, grocery store and shops along Highway 1, and usually gives you a bigger lot and more house for the money than Greenwood. It suits military families, first-time buyers and downsizers alike.
Many do — especially outside the village cores of Greenwood, Kingston, Berwick and Kentville. That isn't a problem, it's a different checklist: water quality and flow testing plus a septic inspection go into the offer as conditions so you know exactly what you own before removing them.
