Kentville, Nova Scotia is the county seat of Kings County and the commercial centre of the Annapolis Valley. It offers the most urban lifestyle in the region — Valley Regional Hospital, courthouse, shopping, dining, and a growing arts scene — all wrapped in small-city charm. The revitalized downtown is walkable and welcoming, and the Cornwallis River trails make it easy to get outdoors.

Karen's Local Tip

Kentville is the sweet spot if you want Annapolis Valley living without feeling too rural. With the hospital, government services, and shopping all within a few blocks, it's especially popular with downsizers who aren't ready to give up convenience.

Real estate market in Kentville

Kentville real estate spans everything from stately century homes on Cornwallis and Belcher Streets to newer subdivisions climbing the south side toward the Gorge. Because Kentville is the professional hub of the Valley — hospital, courthouse, government offices — demand from doctors, nurses, teachers, and civil servants keeps the market steady year-round, not just in posting season. Multi-unit and income properties trade more actively here than in most Valley towns.

Neighbourhoods to know

Downtown and the streets around Miner Street offer walkable heritage living. The Aldershot area to the west feels more residential and family-focused. South of the 101 you'll find newer builds with modern layouts and finished basements. Each pocket has its own personality — I match buyers to the neighbourhood, not just the house.

Schools, healthcare and services

Kings County Academy, Northeast Kings Education Centre, and NSCC Kingstec Campus give students options from elementary through college. Valley Regional Hospital anchors healthcare for the entire central Valley. Groceries, dining, and the seasonal farmers' market are all inside a compact core — you rarely need the highway for day-to-day life.

Getting to Halifax and the base

Kentville sits about 60 minutes from Halifax via Highway 101 and 30 minutes from 14 Wing Greenwood. Commuters who need occasional city access without paying HRM prices consistently land here.

Frequently Asked Questions About Kentville Real Estate

Is Kentville a good place for downsizers?

Absolutely — the hospital, walkable downtown, and mix of bungalows and low-maintenance homes make it one of the top downsizing towns in the Annapolis Valley.

Straight answers about the Valley

Where can I find houses for sale in Greenwood, NS?

I keep a live page of what's active in Greenwood and the streets around 14 Wing Greenwood, updated daily from MLS®. Greenwood inventory moves fastest during posting season, so if you're arriving on a house hunting trip, tell me your dates and I'll line up showings before you land.

Should I buy in Greenwood or Kingston, Nova Scotia?

Greenwood puts you closest to 14 Wing Greenwood and its amenities; Kingston is five to ten minutes further east and usually gives you more lot and more square footage for the same money. Most of my military buyers tour both in one afternoon and know within an hour which one fits.

Which Annapolis Valley town is the most affordable to buy in?

Middleton and the rural pockets around Aylesford and Auburn consistently give you the most house per dollar, with Greenwood and Kingston close behind. Kentville, New Minas and Wolfville sit higher because of services, schools and walkability. I'll show you the trade-off in real listings, not averages.

How long does well and septic testing take when buying in the Annapolis Valley?

Plan on roughly a week to ten days. The water sample goes to an accredited lab for bacteria and chemistry results, a flow test checks the well can keep up, and a qualified installer inspects the septic. I book all three the day your offer is accepted, because lab turnaround — not the seller — usually sets your condition date.

Is Kingston, Nova Scotia a good place to live?

Yes — Kingston is one of my favourite places to send families. It's a few minutes from 14 Wing Greenwood, has its own schools, grocery store and shops along Highway 1, and usually gives you a bigger lot and more house for the money than Greenwood. It suits military families, first-time buyers and downsizers alike.

Do Annapolis Valley homes have well and septic?

Many do — especially outside the village cores of Greenwood, Kingston, Berwick and Kentville. That isn't a problem, it's a different checklist: water quality and flow testing plus a septic inspection go into the offer as conditions so you know exactly what you own before removing them.
