Kingston

Small-town living with big-town convenience

Kingston and Greenwood are essentially one community — together they share the retail, services, restaurants, and amenities that make this area the hub of the western Valley. Kingston sits right next to the base and offers a vibrant village core, the annual Steer Bar-B-Que, and a great mix of newer subdivisions and established neighbourhoods.

Middleton

Middleton proudly claims the title of 'Heart of the Annapolis Valley' — and for good reason. This charming town along the Annapolis River offers a walkable downtown, a hospital, and a slower pace of life that appeals to retirees, downsizers, and young families alike.

Kentville

The Annapolis Valley's urban centre with small-city charm

As the county seat of Kings County, Kentville is the administrative and commercial centre of the Annapolis Valley. It offers the most urban lifestyle in the region — with a hospital, courthouse, shopping, dining, and a growing arts scene.

Wolfville

University town with vineyard views

Wolfville is the jewel of the Annapolis Valley — a picture-perfect university town surrounded by vineyards, dykelands, and the dramatic tides of the Minas Basin. Home to Acadia University, the town has a vibrant cultural scene, farm-to-table dining, and some of the most stunning real estate in Nova Scotia.

Karen's Local Tip

Wolfville is where Annapolis Valley living meets sophistication. If you're relocating from a larger city and want culture, beauty, and a strong community, this is the place. I help buyers navigate this competitive micro-market where homes move fast.

06 / 10

New Minas

The Annapolis Valley's shopping and services hub

New Minas is the commercial centre of the Annapolis Valley — home to big-box stores, restaurants, and services that draw people from across the region. While it's best known for its retail corridor along Commercial Street, there are established residential neighbourhoods just off the main strip that offer surprising quiet and convenience.

Location

Central Valley — 25 min to Greenwood, 5 min to Kentville, ~1 hr to Halifax

Amenities

County Fair Mall, Sobeys, Walmart, Home Depot, dozens of restaurants

Schools

New Minas Elementary, Central Kings Rural High

Established homes and newer developments

Best For

  • Families who value convenience
  • Commuters (central Valley location)
  • Buyers who want urban-style amenities in a rural setting

Karen's Local Tip

New Minas is perfect if you hate driving long distances for errands. Everything is right here. I help buyers look past the commercial strip to find the quieter residential pockets that make this a surprisingly livable community.

07 / 10

Berwick

The Apple Capital of Nova Scotia

Known as the Apple Capital, Berwick is a friendly, affordable town with a strong agricultural identity. It's a popular choice for families and retirees who want rural charm with essential services close by.

Location

Karen's Local Tip

Berwick punches above its weight when it comes to lifestyle per dollar. If your budget is tight but you don't want to compromise on community, I often point first-time buyers and young families here.

08 / 10

Aylesford

Country living, minutes from 14 Wing Greenwood

Aylesford blends rural quiet with an easy commute to Greenwood, Kingston, and Berwick. Larger lots, hobby-farm potential, and neighbourhoods tucked between the Annapolis River and the North and South Mountains make this village a favourite for buyers who want room to breathe without giving up convenience.

Location

10–15 min to 14 Wing Greenwood, 15 min to Berwick

Lifestyle

Oaklawn Farm Zoo, orchards, trails, mountain access

Schools

Aylesford & District Elementary, feeds into West Kings District High

  • Buyers who want land and privacy
  • Military families willing to trade in-town for acreage
  • Hobby farmers and outdoor lovers

Karen's Local Tip

Aylesford is where I send buyers who want acreage without giving up a quick base commute. Well and septic are standard, so I'll walk you through inspections and water testing before you fall for a property.

09 / 10

Coldbrook

Family-friendly convenience just west of New Minas

Coldbrook has quietly become one of the most in-demand family communities in Kings County. With newer subdivisions, a grocery store, and quick access to both Kentville and the 101, it's a natural landing spot for buyers who want modern homes on modern streets — without paying Wolfville prices.

Location

5 min to Kentville, 25 min to Greenwood, ~1 hr to Halifax

Amenities

Superstore, restaurants, gas, gym, and services on Highway 1

Schools

Coldbrook & District School, then Central Kings Rural High

Housing

Predominantly newer builds with garages and modern layouts

Best For

  • Young families wanting newer homes
  • Commuters splitting time between Halifax and the Valley
  • Buyers who prefer subdivisions to heritage streets

Karen's Local Tip

Coldbrook is where I send families who want a newer, energy-efficient home without waiting for a full custom build. I'll help you compare subdivisions — they aren't all created equal on lot size, drainage, or long-term resale.

10 / 10

Canning

Village charm on the edge of the Minas Basin

Canning offers a genuine Nova Scotia village experience — historic buildings, a walkable core, and the dramatic tides of the Minas Basin just minutes away. Popular with retirees, artists, and buyers craving quiet character.

Not Sure Which Community Fits?

I've lived here for 17 years. Tell me what matters to you and I'll point you in the right direction — no pressure, no obligation.

Let's Talk About Your Ideal Community

Choosing the right Annapolis Valley town

People move to the Valley for very different reasons, and the right town depends on which of those reasons is yours. Here's the shorthand I give clients.

Base hub: Greenwood and Kingston

Closest to 14 Wing Greenwood, with the shortest commute and the most subdivision-style family homes. Schools, rec facilities and shopping are close, and resale is reliable because there's always another posting cycle behind you.

Value and small-town main streets: Middleton, Berwick, Aylesford

More land for the money, working main streets, and a strong fit for buyers who want a garage, a shop or a few acres. Popular with retirees and with families who don't mind a 20–30 minute drive.

Lifestyle and education: Kentville, Wolfville, New Minas

Character homes, the university, the hospital, wineries and the farm market crowd. Prices run higher and inventory is tighter, but the walkability and amenities are the best in the Valley.

Common questions

Which Annapolis Valley town is closest to 14 Wing Greenwood?

Greenwood itself, followed by Kingston — both are within a few minutes of the base. Middleton, Berwick and Aylesford are typically a 15–30 minute drive.

Where do I get the most house for my money in the Valley?

Generally Middleton, Berwick, Aylesford and the surrounding rural areas, where lot sizes are larger and prices per square foot are lower than in Wolfville or Kentville.

Are most Valley homes on well and septic?

Many rural properties are. In-town homes in Greenwood, Kingston, Middleton, Kentville and Wolfville are more often on municipal water and sewer. It's one of the first things I check on any listing.
