What buying in the Annapolis Valley actually looks like
The Annapolis Valley isn't one market — it's a string of towns with very different price points, commutes and housing stock. Here's what I want every buyer to understand before we start writing offers.
Where people buy, and why
Greenwood and Kingston are the base hub: shortest commute to 14 Wing Greenwood, the most subdivision-style homes, and the fastest turnover during posting season. Middleton and Berwick give you more property for the money and a small-town main street. Kentville and Wolfville lean toward professionals, healthcare workers and university families, with older character homes and a stronger rental market.

Rural homes have extra homework
A lot of Valley properties are on a drilled well and septic system. That means water quantity and quality testing, a septic inspection, and sometimes an oil tank age check before your insurance company will bind coverage. I build those conditions into your offer and book the inspections with professionals of your choice.
Once the home inspection is done, the insurance questions get much easier to answer — you'll have the roof age, wiring, heat source and tank details in writing.
Posting season timing
Spring and early summer bring a surge of military buyers into the Valley. If you're arriving on a house hunting trip, we compress a normal two-month search into a few days — pre-approval done, shortlist built, showings booked back-to-back, and offers ready to write the same evening.

Do I need a pre-approval before I start looking?
Yes. A written pre-approval from a lender or mortgage broker of your choice tells us your real budget and makes your offer credible. Online estimates aren't the same thing.
What does it cost to have a REALTOR® represent me as a buyer?
In most Annapolis Valley transactions the seller's brokerage compensates the buyer's brokerage, so representation typically costs you nothing extra. We put the arrangement in writing before we start so there are no surprises.
How fast can I buy a home during a house hunting trip?
With financing in place ahead of time, most house hunting trips end with an accepted offer inside three to five days. The preparation before you land is what makes that possible.
Should I get a home inspection on a rural property?
Always. On a rural home I also recommend water quantity and quality testing and a septic inspection. Your insurance application gets much simpler once you have those results in hand.
