Phase 2 Week 1 – 2

IRP & Financial Coordination

Understand your entitlements and lock in your finances. Don't leave money on the table.

  • Review Mobility Allowance tier ($13,500 / $20,250 / $27,000)
  • Confirm HHT entitlements with Sirva
  • Start tracking all relocation expenses for reimbursement
  • Get a Comparative Market Analysis (CMA) if selling
  • Review first-time buyer programs if applicable (HBP, FHSA, NS 2%)

House Hunting Trip (HHT)

Your HHT window is tight — usually 5 days. Make every viewing count with Karen's pre-planned tour.

  • Schedule viewings before you arrive
  • Use the Buyer Tour Package for scoring & notes
  • Drive commute routes to 14 Wing during viewings
  • Make your decision and submit your offer
Phase 4 Week 3 – 5

Offer & Conditions

Offer accepted! Now it's about protecting yourself through the conditional period.

  • Home inspection with a military-friendly inspector
  • Review inspection report — negotiate repairs if needed
  • Finalize mortgage approval & insurance
  • Hire a real estate lawyer for closing
  • Remove conditions and firm up the deal
Phase 5 Week 5 – COS

Pre-Move Preparation

The deal is firm. Now it's about logistics, decluttering, and preparing for the move.

  • Coordinate move date with Sirva/moving company
  • Declutter and prepare your current home (if selling)
  • Set up utilities, internet, and mail forwarding
  • Register kids in new schools (AVRCE district)
  • Submit all IRP expense claims before deadlines
Phase 6 Closing Day

Closing & Keys in Hand

  • Final walkthrough of your new home
  • Lawyer processes closing documents
