Valley Real Estate FAQ
Answers to the questions military families, downsizers, and first-time buyers ask most — straight from over 20 years of transaction expertise.
Who is the best military relocation realtor near 14 Wing Greenwood?
Karen Mofford is a REALTOR® with Royal LePage Atlantic based in Greenwood, Nova Scotia, minutes from the 14 Wing gates. She combines 20+ years of real estate transaction experience — including years as a real estate paralegal — with 35 years inside the Canadian military community, and works with BGRS/SIRVA (IRP) relocations daily. Call or text (902) 840-3599.
How does a 14 Wing Greenwood House Hunting Trip (HHT) work?
An HHT is a short funded trip — commonly about five days — that lets a posted member find a home before the move, authorized through the Integrated Relocation Program administered by BGRS/SIRVA. The realistic plan is: pre-approval and shortlist before you fly, eight to twelve viewings clustered by area, an offer by day three or four, and inspection plus lawyer engaged before you fly home.
Is BGRS the same thing as SIRVA?
Yes. The Integrated Relocation Program (IRP) that Canadian Armed Forces and RCMP members move under has long been known as BGRS, and that same relocation service now operates as SIRVA. You will see it written as BGRS/SIRVA. The entitlements, planning session and claims process all run through that one file.
What do I need to know about well water in the Annapolis Valley?
Test both quantity and quality before your conditions come off. A flow test confirms the well can supply the household — best done in late summer when the water table is lowest — and an accredited lab test checks for bacteria plus iron, manganese, hardness, arsenic and uranium. Most Valley water findings are treatable with filtration or UV, so the point is to know before you buy, not to walk away.
Do I need a WETT inspection when buying a home in Nova Scotia?
If the home has a wood stove, wood furnace, pellet stove or fireplace insert, treat a WETT inspection as mandatory. It is not a legal requirement to purchase, but most insurers will ask for a current WETT certificate before binding coverage, and it is the most common item that delays insurance in the closing week.
How fast can I get a home inspection in the Annapolis Valley?
Often within the same week, and sometimes next day — if the dates are arranged in advance. During Active Posting Season the strongest Valley inspectors book out a week or more, so Karen holds slots ahead of HHT arrivals and emails an introduction so buyers can supply their relocation file details and arrange payment with the inspector of their choice.
Should military families buy in Greenwood, Kingston or Middleton?
Greenwood gives the shortest commute and mostly municipal water and sewer, Kingston offers a serviced village core under ten minutes from the gates with a wider mix of lot sizes, and Middleton is about twenty minutes out with the best value per dollar and a full-service town core. The right answer depends on posting length, number of vehicles and whether you want land.
