Posted to 14 Wing Greenwood?
I'm Karen Mofford — Your Annapolis Valley REALTOR® for Life with 17 years in this market and 35 years inside the military community. From your posting message to keys in hand, I make the move feel small.
A posting playbook, not a sales pitch
Every CAF posting has the same three stress points: timeline, IRP paperwork, and not knowing the area. Here's how we attack each one.
Timeline
From posting message to closing, mapped against your HHT dates, COS, and IRP claim windows.
IRP & HHT
I know what the 2026 IRP mobility framework covers, what it doesn't, and how to use your HHT days for maximum value.
The Valley
Live video tours, school catchments, daycare waitlists, partner commute math — answered before you arrive.

Posting questions, answered
What is the IRP and what does it cover for a 14 Wing Greenwood posting?
The Canadian Armed Forces Integrated Relocation Program (IRP) reimburses eligible costs for posted members and their families — including a House Hunting Trip (HHT), realtor fees, legal fees, inspections, and moving expenses. For 2026, the new IRP mobility framework is in effect and I walk every posted family through what's covered, what isn't, and which suppliers are BGRS/Sirva-approved in the Valley.
How far in advance of my posting should I reach out?
As soon as your posting message lands. The Annapolis Valley moves quickly — well-priced homes near 14 Wing Greenwood often go in 1–2 weeks. We can start short-listing virtually, line up your HHT for maximum efficiency, and have offers ready to go the moment you arrive.
Can I house-hunt virtually if I can't get to the Valley before posting?
Yes. Live video walkthroughs, neighbourhood tours, school catchment overlays, and inspection coordination by proxy are standard. Several of my military buyers have purchased entirely sight-unseen with no surprises at handover.
Where do most military families posted to Greenwood actually live?
It depends on family stage and commute tolerance. Greenwood proper (under 10 min to the gate), Middleton and Kingston (15–20 min, more inventory, established neighbourhoods), Aylesford/Auburn (semi-rural, larger lots), and Berwick (small-town walkability) are the most common landing spots. I'll match you to the right one based on schools, daycare, partner commute, and lifestyle.
Do you charge a referral fee or take BGRS/Sirva referral commissions?
No surprise costs to you — my work for military buyers is paid through standard real estate commissions handled within the IRP framework. I am not a dual agent, ever; I represent your interests exclusively.
